Spanish Property Market Slows, But Prices Are Still Expected to Rise

Image
Sold by Ultimate Homes at asking price 630.000 Euros - Villa in Valldemossa, Mallorca, completed 9th June 2026 After several years of exceptional growth, Spain's property market is beginning to show signs of moderation. Over the past four months, transaction volumes have slowed across many regions, reflecting a more cautious market environment. However, while the pace of sales may be easing, most analysts continue to forecast further price growth over the next 12 months. Fewer Transactions Does Not Mean Falling Prices The slowdown in property transactions is not necessarily a sign of weakening demand. In many areas, particularly along Spain's most desirable coastal regions, buyer interest remains strong. Instead, the reduction in sales activity appears to be driven by a combination of affordability challenges, limited housing supply and increased caution among buyers. Many homeowners are reluctant to sell because finding a suitable replacement property has become increasingly d...

It looks like Santorini, but it’s in Spain and is one of the most beautiful towns

Image
Altea is one of those towns on the Costa Blanca that you discover almost by chance and that, somehow, stay with you. When you arrive, what stands out are its whitewashed houses clustered on the hillside, rooftops reflecting the light, and, right at the top, the blue dome of the Church of Our Lady of Consolation. And yes, more than a few people compare it to the real Santorini—not as an exaggeration, but because it truly evokes those calm, white seaside places by the Mediterranean. Strolling through Altea’s Old Town is discovering the Mediterranean The first time you enter Altea’s old town, you might think it will be similar to other Mediterranean villages, but as soon as you start walking, you realize it has something different. The streets are narrow, with unexpected curves, and the cobblestone ground naturally slows you down, inviting you to notice every detail. As you climb toward the church square, the atmosphere becomes increasingly peaceful. There are small terraces with vi...

Altea Apartment sold in ten days

Image
Professional home-staging - this property was recently offered for sale, located in a 1970's building close to the beach and the main shopping street in  #altea  and in the space of ten working days it is already under offer. I really though this property was too expensive at 275,000 Euros, yes it was spacious and with a lift, but the building old. However, the apartment was reformed on the inside, and an interior designer was appointed to stage the apartment for sale and lo and behold, job done. Any opinions out there on home-staging, even in other countries? Here's a taster of some of the photos that helped to sell.

Wine tasting at Enrique Mendoza

Image
I recently paid a visit to one of the many local bodegas in the Alicante area, Enrique Mendoza in Alfaz del Pi. It was a lovely surprise to receive the gift of a wine tasting event from my amazing wife, and so we arrived at the event just in time, starting at 12:00 prompt with our guide from the bodega.  We started  with a short discussion on the history of this family winery, how it grew from a small operation in Alfaz del Pi, and then outgrew Alfaz del Pi and bought up hectares of land in Villena, inland of Alicante and approximately 100 kms from Alfaz.  Then a visit to see the storage and the bottling facilities (which are still managed in Alfaz) and of course the best bit, the tasting.  Blessed by the good weather in early January, drinking a wine with the sun on your face, stunning surroundings, make sure you visit too! Seven wines, a selection of white and red and a sweet wine to finish, all were amazing and we were encouraged to drink and enjoy them, no s...

TINSA monthly figures

Image
Latest figures from TINSA the Spanish property valuation company show that residential average property prices are up by 8.2% compared to 12 months ago, and up 2.4% over the last 3 months, despite the ongoing war in in Ukraine. I do see things slowing a bit as we head into the hottest months of the year, yet well priced property in good locations is still selling very quickly, one penthouse which I listed for sale only 10 days ago has had several viewings and competing offers. GOOD NEWS: UK buyers can visit Spain to buy a property from Monday!

Image
In case you missed the news this week, we can see a light at the end of the tunnel for prospective home buyers from Britain. Starting Monday 29th March, the UK's travel restrictions will include a list of specific "reasonable excuses to travel" outside the country, which includes travel in connection with the purchase, sale, letting or rental of residential property, according to new legislation. Permitted activities include visiting an estate agent, developer sales office, or show home, viewing residential properties to rent or to buy, and preparing a property for moving in. And the good new keeps on coming. From Tuesday 30th March, the Spanish government will be lifting restrictions on flights from the UK! Travellers will still have to show a negative PCR result from a test taken no more than 72 hours before arrival. In the meantime, we still have remote viewings (three carried out this week alone) and keep up to date with our property listings on www.ultimatehomes-spai...

Altea, out of season

Image
It's mid January, a little overcast, it might rain, but then again, it probably won't. With the arrival of the cooler weather, a visit to the beach might not feature in everyone's plans, but it should. Altea is a small white fishing village located in between the bigger and better known Benidorm and Calpe. (It also happens to be the place I call home)! And it is one of the many destinations that receives visitors throughout the year.  Known for its legendary old town and its white houses, visiting this captivating municipality in the low season can be the perfect winter getaway. The tranquility that is experienced during these months and the drop in prices outside the summer period, makes it a suitable for all tastes. Stroll along the sea as if the summer had not come to an end, eat tasty rice or end the day with a delicious ice cream.  © Alamy The whole of the Valencian Community is synonymous with rice and finding a good paella is not difficult -  my pe...
