Property Visits to Start Again Next Week

The Ministry of Health will authorize real estate visits at the start of phase 1, scheduled for May 11. It could be the case, as stressed by the Assistant Director-General for Architecture and Building, that such visits could be authorized in some regions and not in others.
Therefore, in view of the fact that visits could be authorized in the Valencian Community, a Security Protocol will be implemented in the properties that we offer for sale and / or  rent, to protect our clients, collaborators and our own team.

El Ministerio de Sanidad informará y autorizará las visitas a los inmuebles durante el comienzo de la fase 1, prevista para el próximo 11 de mayo. Podría darse el caso, tal y como ha recalcado el Subdirector General de Arquitectura y Edificación, de que dichas visitas se pudieran autorizar en unas comunidades autónomas y no en otras, ya que prevalecerá en qué fase se encuentre el control de la pandemia en cada parte del Territorio Español.
Por lo cual ante la previsión de que en La Comunidad Valenciana se pudiera autorizar las visitas se pondrá en marcha un Protocolo de Seguridad en nuestras propiedades en venta / alquiler, para proteger a nuestros clientes, colaboradores y a nuestro propio equipo.

How do I get my home ready to sell?

With the property market currently paused, you might be thinking it's just a case of sitting and waiting until the lockdown is over before putting your house up for sale. However there are lots of things that you can do to get your house ready for the market in the meantime. There are two key times when, as a vendor, you get the opportunities to make a first impression with potential buyers. The first is when they see your property online and the second is when they come to view your property in real life. At Ultimate Homes we have many years of experience of taking the perfect photos to maximise your property's online kerb appeal. The real life kerb appeal is just as important. Getting your home just right can often be the difference between obtaining an offer from a potential buyer and them looking elsewhere for their new home. 

Here is a short checklist which will help your house sell and, just as importantly, help you obtain the optimum price for your property.

Keep the garden tidy

Your front garden is the first thing that a potential buyer will see. The back garden can also help seal the deal so it is critical that all outside areas are neat and tidy.  And one aspect that has become very clear with us all spending more time at home over the last two months is that outside space is second to none. Having an impressive outside area could set your home above the other contenders. Here are the keys things to do to the garden to maximise the kerb appeal of your property; Remove any weeds from the path or patio. Make sure the grass is cut or freshly mown. Prune any hedges which may be a bit overgrown or scraggly. Paint the fence or shed if they are looking a bit faded. If you have a rickety gate make sure that it is not about to fall off by tightening up any screws or oiling the hinges if it is stiff to open. If you have dogs then make sure any dog mess is cleared up too. 

Declutter
Decluttering is key for creating the illusion of more spacious rooms plus you want to be offering your home in a clean and tidy state. Something as simple as sink full of washing up can be the difference between obtaining an offer or not. If home-hunters can visualise living in a property, they are likely to be more serious about putting an offer in. If you have any furniture which is looking a bit tatty and you have the spare time, why not try to upcycle it to give it a new fresh look. Make sure every room has the right purpose. If you have marketed the property as a three bedroom home, make sure that the third room is shown as a bedroom, rather than a playroom or study. It is always best for a viewer to see what the room is used for rather than being told.

Paperwork
Now is the perfect time to make sure all your paperwork is in order. This is necessary documentation to ensure the sale of your property proceeds smoothly and will not cause delays nor risk losing a potential buyer.
  • Copy of the deed of purchase (escritura).
  • Licence of occupation (licencia de ocupación).
  • IBI receipt.
  • Energy Efficiency Certificate.
  • Water, electricity and gas bills.
  • Any licences obtained if any extensions, modifications or additional constructions (including a pool) have been made.
  • Certificate of non-urban infraction (certificado de no-infracción) which confirms that there are no planning irregularities.
If we can make sure that all is in order before people view your property, we will avoid delays in completion of the sale, once an offer has been accepted from a buyer.

Minor repairs 
Make sure that all the little annoying DIY jobs, that you have been putting off for ages, are done. Jobs such as cleaning the limescale off the taps, re-grouting the bathroom or kitchen tiles, plus filling in any little cracks and picture hook holes will help in two ways. Firstly it will remove some of the potential reasons for a buyer to mark your house down both in value and against other properties that they are looking at, plus it will give a better impression to the potential buyer if they see the house as low maintenance and could help generate an offer from them. 

Bathrooms and kitchens 
These are the two most expensive areas for any buyer to upgrade. Replacing them with a brand new suite before you list the property can obviously help sell your home however the cost can be very prohibitive and also time-consuming. A much more cost effective option is make sure these two areas are both clean and decluttered. For the bathroom, make sure that the room is mould free, keep the toilet seat down and store toiletries away, if possible. For the kitchen, make sure the worktops are as clutter free as possible with food put away in cupboards. As mentioned earlier, make sure the washing up is done and put away. 

Dark rooms
Any dark rooms normally look smaller than light rooms. This can be very discouraging for a potential buyer. Overcome this by making sure that the curtains are fully open and any blinds fully up in every room to flood the house with as much light as possible. If the small rooms are dark, giving them a fresh lick of paint in a lighter colour can really help make the room look more spacious. Cleaning the windows will also let more light into the property.

Pets
You may be a pet lover but a potential buyer may not be. Where possible tidy away any indication of pets being in the house.

With all these areas sorted when you put your property up for sale you are a lot more likely to attract offers and sell your home quicker.
