A new day, a new dawn


It’s with a heavy heart that I announce that Steve Rebbetts, my business partner here at Ultimate Homes since we started back in 2004, has decided to move on to pastures new.


As many of you are long time clients of Ultimate Homes, you will have got to know us both personally and perhaps shared a drink or a lunch with us too, we part on good terms and I am sure we will still work together from time to time in the future.


It’s taken me a long time to put words down but Ultimate Homes will continue as before, working in what many consider to be the most desirable locations on the Alicante coast line, and still retaining the office in Altea (with those amazing views).


So what is happening locally in property?


The first six months of the year have been tremendous, with lots of viewings, buyers and property changing hand at or very close to the asking price. New build projects are being launched and smaller off-plan developments are selling quickly, mostly to buyers from Scandinavia and the Benelux countries, but also there are more German buyers around than ever.


The fact that interest rates are on the way up has not yet stopped buyers, but it is a concern. That said, the high inflation levels seen the world over put simply have come about because of the war in Ukraine rather than "local" economic pressures. I am sure we all hope and wish that a peaceful reconciliation can occur sooner rather than later.


In Spain, banks have kept a very tight reign on mortgage borrowing having learned the lessons from the previous financial crises. Therefore I would be surprised to see a drop in prices, maybe certain asking prices need to be reduced slightly but perhaps they were priced more optimistically to start with.  If anything, we have a shortage of quality property with many properties currently rented out for the summer months.


There's no getting away from the summer heat either, temperatures have been in the mid to high 30's for weeks now, working and staying cool do not go hand in hand, and for that reason and with August around the corner, the next four weeks will be a little bit more relaxed for me, enjoying some family time and in short taking it easy.
