Coastal Housing Market Analysis - First Quarter 2025 The technical network of Tinsa by Accumin places the year-on-year increase in second home prices on the coast at 12.1% (€2,970/m²) in the first quarter of 2025, driven by the concentration of new construction in the vacation segment and supply shortage. Including primary residence (first home), the average price on the coast grew 7.2% year-on-year, close to the national average (7.8%).  The coasts of Málaga (+14.3% year-on-year), Pontevedra (+11.2%), and Santa Cruz de Tenerife (+10.8%) show the highest year-on-year increases in housing prices, according to first and second home valuations.  Up to 32 coastal municipalities exceed bubble-era peaks. Housing Price Growth Accelerates in May

Spain property price update The average price of new and used housing rose 0.9% in May compared to the previous month, bringing the annual rate to 9.9%.   All areas recorded price acceleration, with growth above inflation.   Island territories continue to stand out as the most dynamic group, both in monthly rate (+1.6%) and annual rate (+15.5%).   The General Index remains 9.7% below the peaks reached in 2007.  Housing prices continued to accelerate in May.  The Tinsa IMIE General and Major Markets Index recorded a 0.9% increase in monthly rate and 9.9% in annual rate. The General Index shows an annual increase of 9.4% in April, with the islands (+14.2%) and capitals and major cities (+10%) as the most dynamic groups over the past year.  Island territories and the Mediterranean coast show the highest growth in the last month, while metropolitan areas maintain stability after the strong growth recorded since the beginning of the year. The average housing value in Spain is 10.5% below the peak reached in 2007. Housing prices in Spain recorded new acceleration in April after increasing 0.9% compared to the previous month, bringing the annual increase to 9.4% (+7.1% adjusted for inflation). The 'Islands' and 'Capitals and major cities' groups recorded the highest increases over the past year: 14.2% and 10.0%, respectively.   The average price of new and used housing placed its year-on-year variation at 8.5% in March, after advancing 0.9% in the last month.  Island territories and metropolitan areas show the highest value increases in monthly rate: +1.9% and +1.2%, respectively.  'Other municipalities' is the only group that remains stable (-0.6%).   'Islands' (+14.1% year-on-year) and 'Mediterranean Coast' (9.0%) lead housing price increases over the past year.  The average housing value in Spain is 11.3% below the peak reached in 2007-2008.
